SmarterHousing trade as a real estate management company, offering the following services:
Student Accommodation - SmarterHousing specialise in the provision of high quality student housing. Over 200 student properties are available for reservation through smarterhousing.co.uk. Residential Letting - SmarterHousing offer a wide range of residential properties for rental, with a focus on high end and exclusive developments. Properties are always exclusive to SmarterHousing unless specifically mentioned as otherwise. All property types are on offer from bedsits, apartments, flats, houses, farms and long stay hotel bookings;
Residential Sales - SmarterHousing have a growing portfolio of leasehold and freehold property for sale. SmarterHousing can handle all aspects of the sale, including valuation, property surveys, the provision of a Home Information Pack and conveyancing for buyer & seller through independent solicitors;
Property Management - SmarterHousing can fully manage a property rented as student accommodation for 7.5% of the rental income with a £150 set-up fee per tenancy (’finders fee’). We are able to manage properties in the residential market, however a review of the property and location is required in order to determine its ‘managiblity’ and thus fees are available on request. Safety & Certification - SmarterHousing can facilitate gas safety tests (Corgi), electrical safety tests (NICEIC); fire alarm & emergency lighting tests; applications for houses in multiple occupancy (HMO); Energy Performance Certificates (EPCs); and Home Inspection Packs (HIPs). All relevant aspects of certification will be carried out by default as part our property management service;
Property Developement - SmarterHousing are now offering a property finder service, in addition to the existing refurbishment/redevelopment opportunities. SmarterHousing specialise in finding and redeveloping properties suitable for rental as student accommodation. At a more basic level, SmarterHousing can also provide furniture on an individual basis, as room sets, or for an entire property (to rent or sell);
Broadband and Internet - SmarterHousing can facilitate the installation of phone, TV and broadband services. Details available on request by contacting info@smarterhousing.co.uk specifying “broadband” in the e-mail title; and
